Delivering Sustainability on Site, Not Just in Strategy

Project Spotlight: Powering the Future at Edinburgh Avenue

A Collaboration with SEGRO and Francis Construction

We’re thrilled to once again partner with Francis Construction and SEGRO, delivering cutting-edge electrical services for the Edinburgh Avenue development. Spanning over 110,000 square feet— the total length of the units combined would stretch out to over five times the length of Tower Bridge across the Thames or you could fit nearly 500 London buses inside the units at Edinburgh Avenue!

The Project in Numbers Nine industrial units, each purpose-built to achieve the highest standards of sustainability, are transforming the landscape. From the enormous 45,150 square feet of Unit 1—big enough to fit six Olympic swimming pools—to the more compact yet equally advanced 2,450 square feet of Units 6 and 8, each unit reflects the forward-thinking vision shared by SEGRO and Francis Construction.

What Makes Edinburgh Avenue Stand Out? This project isn’t just about scale—it’s about pushing the boundaries of sustainability and efficiency:

  • 432.58 kWp of Solar Power: With over 1,000 photovoltaic panels installed across the units, this development generates clean, renewable energy, enough to prevent the emission of over 220 tonnes of CO2 annually, which is like planting 10,000 trees every year.
  • 16 Electric Vehicle Charging Stations: The future of transport is electric. 16 dual-port 22Kw EV chargers enable 32 vehicles to charge simultaneously, setting the stage for a carbon-conscious future. Over a year, the EV chargers at could prevent the emission of over 500 metric tonnes of CO2, equivalent to taking 110 petrol cars off the road.
  • Intelligent Lighting Controls: With internal and external lighting fitted with smart controls, the site saves energy while maintaining a safe and well-lit environment for all operations.

Sustainability Meets Smarts Every detail of Edinburgh Avenue has been meticulously designed for energy efficiency. We’ve equipped the units with smart building cabling, meaning these spaces are not just green—they’re smart. Add to that bespoke main panels with DNO-grade CT chambers, and you’ve got an infrastructure that’s built to last and adapt.

SEGRO’s Vision, Our Expertise We’ve had the privilege of partnering with SEGRO on numerous projects over the years, and Edinburgh Avenue exemplifies the kind of bold, future-focused developments that make SEGRO a market leader. This isn’t just another industrial site; it’s a step toward a greener, more sustainable world—something we’re proud to power.

Looking Ahead At West & West, we’re committed to delivering projects that don’t just meet today’s standards but set the bar for tomorrow. Edinburgh Avenue is more than a project—it’s a statement about what’s possible when sustainability, innovation, and expertise come together.

Stay tuned as we continue to power projects that make a lasting impact on the future of industrial spaces, partnering with industry leaders like SEGRO and Francis Construction to redefine what’s possible.

Looking Ahead

As the construction industry continues to evolve, the role of the electrical contractor will only become more critical in achieving net zero goals.

We are committed to staying at the forefront of that change, combining technical expertise with practical delivery to create buildings that perform better, for longer.
