A Smart, Sustainable Industrial Development

Project Overview:

136 Edinburgh Avenue is a best-in-class industrial development forming part of the wider regeneration of Slough Trading Estate. Delivered in collaboration with Francis Construction for leading industrial developer SEGRO, this project comprised the construction of nine state-of-the-art units totalling over 110,000 sq ft (10,200 m²).

West & West served as the electrical contractor, leading the project from Stage 3 design through to full delivery. Our team embedded high-performance infrastructure tailored to SEGRO’s long-term operational goals, setting a new benchmark for sustainable, intelligent, and future-ready industrial spaces.

Our Role

    Key features included:

    • Bespoke main panels with DNO-grade CT chambers
    • Smart metering integrated with Johnson Controls
    • Future-ready cabling and systems to support Net Zero goals

    Client Outcome:

    SEGRO’s vision for a high-performance, low-carbon industrial site was fully realised. The project was delivered on time, with high satisfaction, and SEGRO has since requested the rollout of key innovations — including bespoke e-bike charging stations — across their portfolio.

    Sustainability Highlights

    • 1,000+ PV panels generating 432.58 kWp, offsetting 220+ tonnes of CO₂ annually

    • Intelligent lighting systems and automated water controls delivering up to 90% energy savings

    • Smart metering for live and historical data to support carbon reporting

    • Reuse-first approach with modular switchgear and low-maintenance systems

    • Infrastructure ready for future electrification and ESG upgrades
